Soleil Lofts

Wasatch Property Management

Soleil Lofts, the first apartment community to put batteries inside every unit, connected to solar power on the roof, received an Excellence in Housing Innovations Award from the Rental Housing Association.

"Wasatch Partners created a first of its kind innovative development by partnering with the local utility to make Soleil Lofts a storage facility for solar so when there is excess energy being produced it can be either stored or used by the local utility to reduce reliance on fossils fuels for the whole grid! We are extremely proud of Wasatch and that this development was placed right here in Utah," said DJ Bruhn, 2023 Board Chair of the RHA.

"This is the kind of community that's truly a community of the future, where solar and solar batteries are literally built into your life," says Blake Richetta, chairman and CEO of Sonnen, Inc., the company that makes the batteries used in the project. 

The apartments are all-electric, so everything can run on the system; the complex will also have more than 100 chargers for electric cars. In a disaster, if the rest of the grid goes down, the batteries, with 12.6 megawatt-hours of storage, can provide power for a few days even if the sun isn't shining. The buildings are also designed to maximize energy efficiency, so tenants can save money on utility bills.

The developers made a deliberate choice to put each of the 600 batteries inside apartments rather than in an unseen utility room. As a practical matter, it's more efficient to send electrons from apartment to apartment. But the choice was mostly a statement to residents. "We wanted to be able to demonstrate [the impact of the project] in a way that people can say, "Hey, I'm proud to take the pledge to live differently for the betterment of the overall society," says Johnson.

"We are so proud of innovative companies like Wasatch for leading the way on solar and energy innovation and are pleased to present Soleil Lofts an Excellence in Housing Innovations Award," said Bruhn.

"Liberty Sky is a new concept and accomplishment for the Utah Market, and Cowboy partners has done a terrific job raising the bar for new developments," said DJ Bruhn, RHA 2023 Board Chair.

This 21-story apartment tower is Salt Lake City's first high-rise apartment community and includes 278 apartments and five parking decks. The tower and four-story parking structure were built on just
over an acre of land on a busy downtown block. 

Every apartment and corridor consists of exposed 10-ft-high concrete ceilings and shear walls. These high ceilings, combined with floor-to-celling glazed storefronts, allows unfettered access to expansive
outside views minus any drywall or other elements acting as an intermediary between the exterior wall and the outdoors, maximizing the feeling of spacious living in even the most modest size studio
apartment.

"Cowboy Partners prides itself on creating compelling places for people. Liberty Sky is a compelling place on multiple levels. Liberty Sky has ushered in an era of high-rise residential apartment living in
downtown Salt Lake City where none has previously existed. At 21 stories, its architecture, comprised of concrete and 10-foot floor-to-ceiling glass panels, adds to the city skyline while providing panoramic
views to its residents," says Lee Dial, Cowboy Partners CFO.

Liberty Sky offers modern studio, 1- and 2-bedroom apartments with stunning panoramic views of the mountains and city. Every apartment has a spacious outdoor balcony. The 21" floor outdoor lounge features a year round outdoor pool and hot tub, BBQ grills, large screen television and many
places for residents to gather.
